International Schools for Your Family

Hong Kong's 校网 system doesn't exist in Malaysia — school choice is open, fee-driven, and tied to where you buy. Here's what schooling actually looks like and costs in KL and Johor Bahru, with real schools and real fee ranges.

Buyer action

Ask Lewis for a shortlist of projects within a realistic drive-time of the specific schools you're considering, not just projects near the school by straight-line distance.

There's No 校网 Here — And That Cuts Both Ways

Hong Kong's school-net system ties primary admission to your residential address, which shapes where families buy and rent. Malaysia's international school sector doesn't work that way at all — schools set their own admission criteria (usually an assessment plus available capacity), and there's no geographic zoning that guarantees or blocks a seat based on your address. The upside is genuine flexibility: you're not buying a specific street to access a specific net. The downside is that popular schools, particularly at the primary entry points, do fill up and run waitlists, so 'no school net' doesn't mean 'no competition for places' — it just means the competition is on the school's terms, not your postcode's.

Johor Bahru and Iskandar: The School Landscape

Iskandar Puteri is genuinely built around international schooling as an anchor amenity. Marlborough College Malaysia, the sister school of the UK's Marlborough College, sits on a 90-acre campus roughly 20km from Singapore, teaches Cambridge IGCSE and the IB Diploma, and had around 890 students from 43 nationalities as of its most recent published figures, with fees running from roughly RM41,400 for Nursery up to RM126,000 for Sixth Form IB — plus 6% SST on fees, which applied to Malaysian private schools from July 2025. Repton International School, also in Iskandar, offers a British curriculum through A-Levels or the IB Diploma; published fees have historically sat in a roughly RM30,000–75,000 per year range depending on year group, though you should confirm the current figure directly, as the most recent published schedule I could verify is not current.

Kuala Lumpur: More Choice, More Price Points

KL's international school market is considerably larger and more varied than Johor's. Nexus International School Malaysia is a useful reference point on cost: its 2026/27 published fees run from RM46,050 for Nursery to RM104,490 for Years 12–13, plus separate application and registration fees, and the same 6% SST now applies above RM60,000 in annual fees. Other established names in and around KL include Garden International School, Nexus, EtonHouse, and a range of British-, IB- and American-curriculum options at different price points, mostly clustered around Mont Kiara, Bangsar, and the wider Klang Valley rather than the city centre itself, since school campuses need land that KLCC doesn't have.

DISCUSS WITH LEWIS

The mistake I see most often isn't picking the wrong school — it's buying the property first and only checking the commute to school afterwards. In Johor especially, a unit that looks 15 minutes from Marlborough College on a map can be 40 minutes at drop-off time. Work out your school shortlist before you commit to a project, not after.

Curriculum Choice Matters More Than the Postcode

Before you shortlist by location, decide on curriculum, because it constrains your options more than geography does. A British-curriculum school (IGCSE through A-Levels) suits a family expecting to eventually send a child to a UK university and is the most common offering in both KL and Johor. An IB Diploma track keeps university options broader across the UK, US, Australia and elsewhere, and most of the schools mentioned here offer it as an alternative to A-Levels in the senior years. If your family has any prior exposure to a specific curriculum — through a Hong Kong international school, for instance — continuity of curriculum can matter more to a child's transition than which city you land in.

The Commute Reality Check

This is where I see the most avoidable mistakes. In Johor, Iskandar Puteri's international schools sit specifically in that township, and a unit in Danga Bay, Permas Jaya or JB city centre can be a genuinely long drive at school-run hours despite looking close on a map — Johor's road network wasn't built with a KL-style highway grid, and peak-hour traffic around school drop-off and pickup times compounds quickly. In KL, the equivalent trap is buying in KLCC and assuming a short trip to a Mont Kiara or Ampang-area school; actual drive time during the morning school run regularly runs 30–45 minutes for what looks like a 10km distance. Test the actual commute at the actual time of day before you commit to a unit.

What I'd Verify Before You Commit to a School or a Unit

Confirm this year's fee schedule, application deadlines, and whether the 6% SST is already included in the published figure, directly with each school's admissions office — fees have moved meaningfully since the SST change took effect in July 2025. Ask specifically about waitlist length for your child's year group at your top-choice school, since some entry years fill up faster than others. And before signing anything on a property, do the actual school-run drive at the actual time of day you'd be doing it, not a midday Google Maps estimate — traffic in both Iskandar Puteri and the Klang Valley moves very differently at 7:30am than at 2pm.

Buyer checklist

There's no catchment-area lottery here — you pick a British-, IB- or American-curriculum school and pay its fees, full stop. Iskandar Puteri alone has Marlborough College Malaysia and Repton International School; KL has dozens more. The real planning variable isn't admission, it's fee inflation and whether the commute from your unit is realistic.

1

Decide curriculum (British, IB or otherwise) before you shortlist schools by location

2

Confirm this year's fees and whether 6% SST is already included, directly with the school's admissions office

3

Ask about waitlist length for your child's specific entry year, not just general availability

4

Test the actual school-run commute at the actual drop-off/pickup time before committing to a unit

5

In Johor, treat map distance to Iskandar Puteri schools with real caution — road network and traffic differ from a KL grid

Common questions

Does buying property in a certain area guarantee my child a school place, like a Hong Kong school net?

No — Malaysian international schools admit on their own criteria, not residential zoning. Property location matters for commute time, not admission eligibility.

Is Iskandar Puteri's school offering as strong as KL's?

It's more concentrated but genuinely strong — Marlborough College Malaysia and Repton International School are both established British-curriculum schools purpose-built for the township. KL simply has a larger total number of options across more curricula and price points.

How much should I budget for school fees per child per year?

Roughly RM30,000–126,000 depending on school, curriculum and year group, plus 6% SST on fees above RM60,000 since July 2025. Confirm the current fee schedule directly with your shortlisted schools.

Should I pick the property or the school first?

Shortlist schools by curriculum fit first, then find property within a realistic commute of your top choices — buying the unit first and checking the commute afterwards is the most common regret I see.

HK vs JB/KL: Price per Square Foot

A straight HKD-to-RM comparison of what a square foot buys in Kowloon and the New Territories against Johor Bahru and KL, converted at today's rate — written for a Hong Kong buyer who prices everything in 呎.

Lewis Conclusion

I don't sell Malaysia by pretending Hong Kong prices are irrational — they reflect real scarcity on a small, dense island. What I do say is: the same capital buys a materially different lifestyle and yield profile 4 hours away, and a buyer who only ever compares absolute price tags (never psf, never yield, never holding cost) will overpay for the wrong unit in either market.

Getting a Malaysian Mortgage

What Malaysian banks actually lend a Hong Kong non-resident buyer, how much cash you need upfront, and which document trail speeds up approval — a working guide, not a marketing pitch.

Lewis Conclusion

I'd rather a Hong Kong client walk in assuming 60% and be pleasantly surprised than assume 80% off a marketing brochure and scramble for the shortfall two weeks before completion. Get a bank's actual in-principle approval — not a broker's estimate — before you commit deposit money on any unit.

BNO vs MM2H

BN(O) is a route into the UK; MM2H is a long-stay visa for Malaysia. They solve different problems and don't compete with each other — here's what each one legally gives you, and where people confuse them.

Lewis Conclusion

I've had clients arrive assuming BNO status somehow smooths their Malaysian property purchase or visa application. It doesn't — Malaysia's immigration system doesn't recognise BNO as a distinct category at all; you're simply an HKSAR passport holder to them. If UK relocation and Malaysian property are both on your table, treat them as two separate decisions with two separate applications, not one bundled plan.
