Not always cheaper outright, but subsale often costs less per square foot in the same building because there is no developer marketing budget or progressive-payment premium built in — and you can compare against unit-by-unit transacted prices instead of a price list.

Who pays the agent commission in a Malaysia subsale?

The seller normally engages the agent and pays the commission, with the rate and terms set out in the agency agreement before marketing starts. Rates vary by agency and property type, so ask for the exact figure in writing rather than assuming a standard number. Buyers do not pay the selling agent directly.

How long does a subsale transaction take from offer to keys?

There is no fixed timeline. A subsale runs through the Sale and Purchase Agreement, loan approval, then the transfer and stamping process, and how long that takes depends heavily on how quickly your loan is approved and whether extra consents are needed — strata or bumi-lot cases, for example. What deposit or booking fee should I expect?

A booking fee secures the unit while the Sale and Purchase Agreement is prepared, and the balance of the agreed down payment falls due on signing. The amounts are not fixed by law and vary between sellers and agencies — always confirm the exact figure and the refund terms in writing before you pay anything.
