Breaking Down the RM300,000 Price Point

Residensi Andalan is a freehold development starting from just RM300,000, making it the most affordable entry point into the premium Bukit Jalil corridor. Developed by Chin Hin, the project comprises 823 units with sizes ranging from 808 to 816 square feet. This pricing is highly competitive compared to neighboring developments, which often start at much higher thresholds. For first-time home buyers, it offers a rare opportunity to secure a freehold property in a prime location.

Analyzing the Unit Sizes and Layouts

The unit sizes of 808 to 816 square feet are compact but highly functional, designed to cater to young families and small households. With completion targeted for 2028, buyers have time to plan their financing and transition. However, you must carefully evaluate the space limitations if you have a growing family. The layouts are optimized for efficiency, but they do not support larger multi-generational configurations.

Navigating the 2026-2027 Supply Wave

A major risk factor to consider is the local residential supply wave. Between 2026 and 2027, over 2,800 new residential units are scheduled for completion in the Bukit Jalil and OUG corridor. Although Residensi Andalan completes in 2028, it will still enter a highly competitive rental market. Landlords might face initial pressure on rents and vacancy rates as the market absorbs this new supply.

Is Residensi Andalan a Value Trap?

For owner-occupiers, the project is a genuine value buy that offers a premium address at a fraction of the market price. However, investors looking for quick rental yields or rapid capital appreciation should proceed with caution. The high density of 823 units means internal competition will be fierce once handovers begin. Make sure you are prepared for a conservative capital growth rate of 3% to 5% annually through 2030.

Buyer checklist

Residensi Andalan offers the lowest entry price in Bukit Jalil at RM300,000, but buyers must navigate its high density and local supply risks.

5

New Launch vs Subsale: Understanding the Property Valuation Gap

New-launch prices can run 25-47% above comparable subsale units nearby. If the bank's valuation comes in lower than what you signed for, you cover the gap in cash.

Lewis Conclusion

This is the single most common surprise I see with new-launch buyers. I always ask for a comparable subsale price check before booking, not after the bank valuer shows up.

Renovation Budgeting: Realistic Cost Guide for New Condos

Learn how to plan a realistic renovation budget for a new condominium, avoid cost blind spots, and protect your developer warranty during fit-out.

Lewis Conclusion

I always tell investors that a RM20,000 fit-out for a standard condo unit is a good baseline, which we depreciate over 10 years for cashflow modelling (about RM167 a month). But if you are buying to live in it, double or triple that figure. The biggest mistake I see is buyers jumping into renovation the week they get their keys. Do not do this. If your contractor drills a pipe or creates a wall crack, the developer will immediately wash their hands of any pre-existing defects, claiming your renovation caused the damage. Get the JMB and developer to sign off on your defect list first. And please, do not over-renovate a rental unit. Spending RM50,000 on built-ins for a Cheras condo that rents for RM1,800 is a terrible financial decision; your yield will suffer and you will never recover that capital.
