Five Numbers That Make the Call Actually Useful

Before the call, know: your target budget range (not just a maximum, a comfortable range), your preferred area or areas, whether this is own-stay or investment, your timeline (viewing this month vs exploring for next year), and whether you've already had a rough loan pre-check with any bank. These five inputs alone let the call skip generic explanations and go straight into project-specific trade-offs.

Send What You've Already Looked At First

If you've viewed projects, saved listings, or even just screenshots of units you liked, send them before the call. It reframes the conversation from "what should I consider" to "here's what I'm comparing, help me see what I'm missing" — which is a much more useful starting point for both sides.

A Good Call Ends With Something Concrete
